This article outlines the information needed to implement the revenue strategy to use for 2021.

  • Rate Windows
  • Peak Dates & Events (*needs updates)
  • Rates & Segments by Rate Window
  • Rates & Segments by Month

Rate Windows

These are the dominant rate windows ("seasons") at our locations, analytically derived looking at upwards of 10 years of market data.

PMS System Rates

The rate windows in the PMS System should align with these date ranges.

Date Range

In this instance, the End Date is not the Check Out date. Therefore, the rates specified during a window should be applied to the End Date as well.

Order of Priority

Peak date rates always take first priority, followed by weekend rates, and finally weekday rates.

Peak Dates > Weekend > Weekday rates

Peak Dates

The following holidays & events are not complete and will be updated periodically

Frequent Stay Rewards

Be sure to only allow the minimum required loyalty program nights each night. If allowed, black out as many nights as possible throughout the year. It may not be necessary to black out during high occupancy nights (>96%).

Discounted Rates During Busy Season

For leisure markets, avoid opening up discounted rates for corporate bookings, certain group segments, tour groups, wholesale, FIT, and so on.
