Wet Pipe Sprinkler Inspection Scope of Work

Quarterly
  1. Ensure system gauges are in good condition; verify the normal water supply pressure is being maintained
  2. Verify that all Alarm devices are free from physical damage
  3. Verify that all hydraulically designed systems have the Hydraulic Nameplate properly attached to the Sprinkler Riser and that it is legible. 
  4. Ensure that the proper number and type of spare sprinkler heads are supplied at the spare sprinkler head box. 
  5. Inspect Fire Department connections for visibility and physical condition. 
  6. Visually inspect all control valves to verify proper position and that they are free from physical damage.
  7. Visually inspect all sprinkler heads from the floor level. 


Annually
  1. Inspect sprinkler pipe hangers and seismic bracing from the floor level.
  2. Inspect sprinkler pipe and fittings from the floor level.
  3. Functional test all alarm devices (water flow, water motor gongs, pressure switches, control valve tamper switches)
  4. Conduct Main Drain Test.
  5. Operate all control valves through their full cycle. 
  6. Perform specific gravity tests on Antifreeze System (where applicable)


Every 5 Years 
  1. Perform Obstruction Investigation
  2. Test sprinkler system gauges to verify accuracy.
  3. Samples of sprinkler heads will need to be tested when sprinkler heads have a temperature rating of 325* or more. 
  4. Inspect sprinkler heads, sprinkler hangers, seismic braces, sprinkler piping and fittings installed in concealed spaces such as above ceiling tiles or in accessible concealed spaces.
  5. Internally inspect all Alarm valves, check valves, strainers, filters and orifies.
  6. Black flush Fire Department Connection check valve.
  7. Flow test Sprinkler Pressure Reducing Devices.
  8. Flow test Fireman's Hose Valve Pressure Reducing Devices.
